Single-family detached homes make up the majority of the housing stock, ranging from about 900 square feet to more than 3,500 square feet. A newer Four Seasons phase has also been built by K. Hovnanian, featuring one-story homes between 1,511 and 1,736 square feet with two bedrooms and attached two-car garages.

Sun City West has multiple golf courses, described variously as seven, eight, or nine depending on the source, along with four recreation centers. The R.H. Johnson Recreation Center sits on 48 acres and includes about 118,000 square feet of activity space. The Beardsley Center features an indoor pool, fitness center, mini-golf course, horseshoes, a greenhouse, and a picnic park, while the Kuentz Center includes an exercise room, outdoor pool, tennis courts, a walking track, a softball field, and the Stardust Theatre. Nearby parks and greenspaces include Lake Pleasant, Stonebrook Park, Surprise Community Park, Mark Coronado Park, and the Peoria Calderwood Butte Preserve.
